COVID and the State of the Real Estate Market

Due to COVID, I am being contacted by many people looking to move to Evergreen to escape the city, especially by those who are able to work remotely for an indefinite amount of time. And since COVID began spreading in the United States, there have been significantly more people moving away from bigger cities to areas with plenty of outdoor space, easy access to trails, and an overall high-quality of life – Making Evergreen a perfect fit, especially during these times. 


As a result, there are a lot of new buyers in the market. Evergreen and Conifer, Colorado historically have low home inventory levels and this new influx of buyers has increased the demand. 


This is definitely a seller’s real estate market and it is very common for there to be multiple offer situations. Homes are selling at $10k+ above asking price in many situations. If you are a buyer looking to get into this market, you will want to get pre-approved with a lender first and then work with an experienced Realtor who can help you navigate these waters. 

Evergreen is a Seasonal Market

Home inventory is at its highest starting in March each year and ending in late October. There are fewer homes on the market in the winter months (early November is when we typically get our first snow). While that does not mean there are no homes for sale, does mean there are fewer of them. The selection of homes is better in the summer months, but you are more likely to get a better deal in the winter. 

Average Price of a Home In Evergreen, Colorado

The median price for a single-family home in Evergreen as of Jan 2022 is $850,000. This price is likely to increase as we move deeper into the summer months when there is a high demand for homes and inventory is low. 

It’s also likely that demand will continue to increase for Evergreen homes throughout the year, if not into 2022 as well, due to COVID. This means the prices for desirable neighborhoods will most likely continue to increase, including the areas of Soda Creek, The Ridge at Hiwan, The Island at Hiwan, Hiwan Golf Club, Tanoa, Promontory at Soda Creek, Troutdale in the Pines, and Bear Mountain. 

These luxury Evergreen neighborhoods provide everything from proximity to shopping and restaurants to more secluded homes with jaw-dropping views. 

Commuting To Denver

While Evergreen has everything you could want in terms of schools, shopping, restaurants, and outdoor activities, some residents like to occasionally visit Denver. The good news is that the commute to Denver is relatively easy. From central Evergreen, you’re just under an hour’s drive to Denver International Airport and less than a 30-minute drive to the Colorado Mills Mall. 


There are also buses that will take you from Evergreen to Denver if you are looking for an alternative way to commute. For North Evergreen there is a location at Bergen Park Park-n-Ride, El Rancho Park-n-Ride, and Genesee Park-n-Ride. If you live in South Evergreen there is the Aspen Park Park-n-Ride. All of these routes from Evergreen will take you to the Federal Center Station. From there you can catch the Light Rail into downtown Denver.
