Mountain homes are more likely to be on well & septic and propane vs natural gas as well as easments and may be located on multiple land parcels. Have you ever dealt with Radon before? It is important to have a real estate broker that specializes in mountain properties in the Denver foothills area. Having an experienced mountain broker can also give you an advantage when presenting and winning the offer process. I also recommend having a local mortgage lender that is familiar with working with mountain properties.

EVERGREEN IS A SEASONAL REAL ESTATE MARKET
Evergreen is a seasonal real estate market and depending on the time of year you are searching for a home the inventory can vary greatly. From March to early November each year that is high inventory season. This is when the best selection of homes will be available and may be your best chance of purchasing. From November to March each year that is our low inventory season. I tell you this so if you are online searching for homes and you are don't see much to choose from don't be discouraged. During the winter months you just have to be more persistent with your search. You can definitely buy homes during the winter, it can just take a little longer. Evergreen Colorado is a Denver suburb that is a close-nit community of people that embrace the mountain lifestyle. While Evergreen is a small mountain town of about 10,000 people it is not a sleepy mountain town. Evergreen hosts many events every year ranging from the Evergreen Concert Series, Chilli Cookoff, WinterFest, Art Festivals, Music Festivals, rodeo, marathons and so much more. The people are nature lovers and most are very active in hiking, mountain biking, skiing to name a few activities. Evergreen is about having a life you don't need a vacation from.

I worked with Shad Phillips on a real estate transaction in Evergreen, CO, and my experience was extremely disappointing.During the process, there were critical issues with communication, execution, and follow-through that directly impacted the outcome of the deal. Key details were either missed or not properly managed, which ultimately resulted in a financial loss of approximately $25,000 on my end.I made multiple attempts to address these concerns and get clarity during and after the transaction, but the responses were either delayed or insufficient to resolve the situation.Real estate transactions require a high level of attention to detail and accountability, especially when significant money is involved. Based on my experience, I would strongly caution others to ask very detailed questions and ensure full transparency before moving forward.Unfortunately, this was a costly experience, and I would not choose to work with this agent again.
